Full & Partial Rewires: what it is and when you need it

What a rewire involves

A rewire replaces the fixed wiring in a property: cables, sockets, switches, light fittings, and usually the consumer unit. A full rewire covers the whole property; a partial rewire replaces specific circuits or areas, such as a kitchen, an extension or a floor. The work typically takes place in two stages: first fix, where cables are run before plastering, and second fix, where accessories are fitted, connected and tested.

Who it is for

Owners of older homes with original or ageing wiring, people renovating or extending, landlords following EICR recommendations, and buyers who've purchased a property needing modernisation. Commercial premises being refitted also benefit from rewiring to suit new layouts.

When a rewire is needed

Signs include old rubber or fabric-insulated cable, a lack of earthing on lighting circuits, too few sockets with extension leads everywhere, frequent faults, or an EICR recommending replacement. Major renovations are also the ideal time, as walls and floors are already opened up.

Why professional work matters

A rewire is a large job and the result will be in your walls for decades. It needs to be designed correctly, installed tidily, and tested and certified to current regulations. Thomas plans the work with you, brings in trusted subcontractors when a larger project needs them, and remains your single point of contact throughout.

What happens if it's ignored

The risks of putting it off

Old wiring doesn't fail all at once. It degrades quietly until a fault, a failed inspection or a fire forces the issue.

Insulation breakdown

Older cable insulation can become brittle and crack, exposing conductors inside walls and under floors.

Missing earths

Some older lighting circuits have no earth, which matters when metal fittings are installed.

Overloaded circuits

Homes now use far more electrical equipment. Old circuits and too few sockets lead to overloading and adaptors.

Higher cost later

Rewiring after decorating means opening finished walls. Planning it with a renovation saves disruption and money.

Common mistakes to avoid

  • Decorating or fitting a new kitchen before dealing with old wiring.
  • Adding sockets onto old circuits instead of addressing the circuit itself.
  • Under-planning socket and lighting positions, then needing changes later.
  • Choosing on price alone without checking registration and certification.

In detail

Rewiring in detail: methods, scope and property types

Full versus partial rewires

A full rewire replaces all fixed wiring. A partial rewire focuses on particular circuits or areas, for example, rewiring a kitchen during a refit, an extension, or upstairs lighting. An EICR is a good way to establish which approach is needed.

Living in during a rewire

Many people stay at home during a rewire. Work can be organised room by room and power restored at the end of each day where possible. Expect some dust and lifted floorboards; the plan is agreed in advance so you know what's happening when.

Making good

Cables are chased into walls or routed under floors and through ceilings. Chases will need filling and plastering before decoration. What is and isn't included in making good is agreed at the quote stage.

Planning lighting and sockets

A rewire is the ideal time to add USB sockets, outdoor sockets, extra kitchen circuits, and cabling for future needs such as an EV charger. Thinking about this upfront avoids alterations later.

Commercial and larger projects

Commercial rewires often involve distribution boards, containment systems and phased working around business hours. For larger projects, Thomas brings in trusted subcontractors while remaining responsible for the job.

Keeping disruption to a minimum

Before work starts, you will know which rooms will be affected and when, so furniture can be moved and plans made. Floorboards are lifted and replaced carefully, work areas are kept tidy at the end of each day, and power is restored where it is safe to do so. Clear communication throughout means there are no surprises about what is happening in your home.

Typical signs your wiring is near the end of its life

Round-pin or brown bakelite sockets, cable with black rubber insulation, fuse boxes with rewireable fuses, light switches mounted on skirting boards and a lack of sockets in kitchens and bedrooms are all common signs. On their own, none of these means a rewire is certain, but together they suggest the installation should be inspected and tested to find out.

What a good rewire quote includes

A clear quote states the number and position of sockets, switches and lighting points, the consumer unit and protection to be fitted, whether smoke and heat alarms are included, how floors and walls will be left, and the testing and certification you'll receive. Agreeing this in writing up front prevents misunderstandings later and makes it easy to compare like with like.
